Dear Paul,
Just last week I was in spectacular Bermuda celebrating my daughter’s wedding—and wow, what an event. More like epic. According to my new friend Arthur (who owns the island’s top tourism /taxi company – The Calypso Cowboy – (441) 300-8294 – drop my name, he will take good care of you), there hasn’t been a wedding of that magnitude in Bermuda since the 1960s. Yes, that’s a direct quote.
Let’s just say my daughter, her incredible new husband, and their amazing friends could give Kid Rock a run for his money in the “party animal” department. Aye Ya Yai

Overall Cape Cod Market Update – Recap
According to preliminary data from the Cape Cod & Islands Association of REALTORS® (CCIAOR), 253 single-family homes went under contract in April - an 8.7% dip from last year. But don’t worry - this isn’t doom and gloom. The market is simply catching its breath as we gear up for the busy summer season.
More Inventory = More Choices (and Less Buyer FOMO)
Buyers, rejoice: 689 single-family homes were listed for sale at the end of April - a 26.9% jump from last year. It’s still well below pre-2020 levels, but finally, some breathing room after years of playing musical chairs with no chairs.Thoughtful Offers Are In
“We're seeing a shift in market behavior,” says CCIAOR President Todd Machnik. “Homes that are in great shape and priced right are still flying off the shelf, but buyers are taking their time and asking the right questions before making offers.”Fall-Throughs Up, Bidding Wars Down
Higher interest rates and economic uncertainty are leading to more cautious buyers—and yes, more deals falling apart. The “fixer-upper” dream is on pause for some.Days on Market Tick Up
Single-family homes sat for a median of 59 days, up from 46 a year ago - a 28.3% increase. Not a red flag, just more time to think things through. After a few days of market stats, driving rain, wind gusts, and whitecaps, I find myself daydreaming again…
Boy, do I miss my morning swim in Bermuda.
Oh—and one last thing. While watching The Deep late last night (what can I say, I’m still riding the Bermuda wave), Robert Shaw’s character dropped this gem:
“Rum ain’t drinkin’… it’s existin’.”
Classic.
