Summer’s Here - Let the Games Begin

It’s official - summer has arrived on Cape Cod, and with it, one of the Cape’s most beloved traditions: Cape Cod Baseball League season!

This isn’t just any summer league. Founded in 1885, the Cape League is one of the most respected amateur leagues in the country, drawing elite collegiate players from top NCAA programs. It’s also a major pipeline to the pros - more than 1,400 former Cape League players have made it to MLB, including Chris Sale, Aaron Judge, Buster Posey, and Tim Lincecum.

Wherever you are on the Cape - Lower, Mid, or Outer - you’re never far from the action. These games are free, family-friendly, and full of future stars. There’s nothing quite like a warm evening under the lights, cheering on the home team with a hot dog in hand.

Right across from my office in Orleans, the Orleans Firebirds are in full swing. Not sure how I feel about this, but rumor has it there’s a NEW uber exclusive VIP section - lobster tails, ribeye steaks, and martinis on command. Dress code: Black Tie! 😅 Wait what...?? I heard that someone last night ordered a bottle of Château Lafite (approx. $2,000). Yikes. Of course, you can still grab a classic hot dog and a beer for a couple of bucks…

Getting Serious - Real Estate Moves in the Background

Even as we lean into summer, the Cape Cod market continues to move. Inventory is rising slowly, but demand remains steady - especially for well-maintained, well-located homes. Interest rates are still influencing some buyer decisions, but serious, qualified buyers are actively looking, and good properties are selling.

In areas like Chatham, Orleans, and Harwich, competitively priced homes are drawing strong interest - often with multiple showings or offers in the first week. Properties that are overpriced or need significant updates are sitting longer, as buyers become more selective. Pro tip: everyone wants plug-n-play. If your willing to do a little work, GOOD DEALS abound!

And let’s not overlook the Outer CapeTruro and Provincetown continue to attract a unique mix of buyers - those seeking privacy, natural beauty, and architectural distinction, as well as investors and creatives drawn to Provincetown’s unmatched culture and strong short-term rental appeal. Inventory remains relatively tight, but buyer energy is there - especially for standout properties.
