**What Striped Bass Can Teach Us About Timing in Today’s Market**

Dear Cape Friends,

If you’re new here, welcome. If you’ve been along for the ride for a while, welcome back. Each week I try to share Cape Cod Real Estate with a little common sense, a bit of humor, and just enough market insight to keep you ahead of the curve.

The Flats at First Light🌅
There’s nothing quite like the Monomoy flats at first light. Heaven-like, in fact.
The water is calm… the light low… and everything slows down to a quiet scan of the surface. You’re not looking for much - just a subtle sign. A faint push. Maybe a shadow sliding through water that barely seems deep enough to hold a fish.

Most mornings, I’ll ease out there in my boat -the Oystercatcher – an old 17’ Whaler with a poling platform that lets me slip into the shallows without disturbing much of anything. From there, it’s quiet movement… careful positioning… and a lot of watching.

Fly fishing out there has a way of teaching patience. You don’t chase fish -you position yourself. You patiently hunt: read the water, the light, the bait. And most of the time… you wait. Because on the flats, effort alone doesn’t get it done. Timing does.

Positioning, Not Chasing
I’ve been fortunate to fish with and learn so much of that from a world class fly fisherman (and great friend), John Abplanalp – an IGFA world record holder on fly - the real deal when it comes to fly fishing. Watching someone like that, you realize quickly… it’s not about doing more. It’s about seeing more. (To keep this record straight - he’s also world-class at busting chops - but I digress 😄.)

What’s remarkable is that the fish you’re seeing didn’t just appear.

The Migration Is Underway
Each spring, the magnificent Striped Bass - what many locals around here still call the “Stri-ped bass” - begin their migration north from places like the Chesapeake Bay and the Carolinas, following warming water, currents, and bait. And almost like clockwork, they find their way here - to the elbow of the Cape (aka Heaven). That migration is already underway as I write this - working its way steadily w purpose up the coast.

When Conditions Align
In a lot of ways, the Spring Real Estate market feels the same. Buyers don’t just show up out of nowhere. They’ve been watching… waiting… tracking interest rates, inventory, and timing. And then something shifts. The water warms, so to speak - and movement begins.

What we’re seeing right now is early-stage activity. Serious Buyers are stepping in -decisive, prepared, and not waiting around for a “perfect” scenario that may never fully present itself. 🎯 Well-priced homes are moving. Not instantly, but cleanly. And the ones that miss the mark are sitting.

It’s a thinking market but when the right opportunity appears, it doesn’t last.

That’s where experience -and timing- really start to matter.

When To Strike 
The flats teach you something important: Just because you’re out there… doesn’t mean it’s time. Some days, there’s nothing. Other days, everything. The difference is subtle. And recognizing that moment -when conditions align -is what makes all the difference.

You’ve done your homework. You understand the conditions. And when everything lines up… you confidently make your cast.

I’ll be back out there soon enough - pushing the Oystercatcher into the shallows, keeping an eye on the water, and waiting for that first real push of the season. And in many ways, I’m doing the same exact thing in the market- watching for those subtle shifts that signal it might be time to make a move.
