What the Data Tells Us..
Chatham
Buyer hesitancy is creeping in a little - only half of May’s new listings went under contract. Still, Chatham remains the gold standard on the Cape. Demand is strong, and while things may take a bit longer to close, it’s very much a seller’s market. One thing’s for sure: In Chatham, if a property is priced right and shows well, it will sell. Period!
Orleans
Listings are up, but closings are down. This mismatch suggests homes may be lingering - either due to overpricing or buyer pickiness. If you're a seller, thoughtful pricing and presentation are key right now.
Harwich Port
This market is moving. A high number of listings paired with strong contract and closing activity makes Harwich Port one of the most balanced (and competitive) submarkets right now. It’s a spot to watch for both buyers and sellers.
Cape Cod (Overall)
Inventory is climbing, but not fast enough. Buyer demand is steady, though interest rates and affordability concerns are causing some to hesitate. The market has cooled from the 2021–2022 frenzy, but good homes still sell fast - often with multiple offers. Buyers are more selective now, and sellers must be strategic.
Let’s Talk Interest Rates..
Rates remain elevated compared to recent years but are still well below historic highs. They’ve fluctuated slightly this month, and many experts expect gradual easing later in the year. For sellers, this means pricing right is critical. For buyers, now may be a smart time to act before competition ramps up.
