State of the Market: End of Summer on Cape Cod
As we wrap up August and head into my favorite month – September; here’s a quick pulse check on what’s happening out here on the Cape:
- Late-Summer Energy: July was quieter (buyers were here, but let’s be honest - the beach, concerts, and ahem, cocktails - had their attention). Now, in late August, activity is picking back up as vacationers swap out coolers and beach chairs for open house tours.
- Pricing & Inventory: Prices are holding steady. Buyers are picky - they want plug-n-play and Instagram-worthy. Homes that check those boxes are moving. Others… not so much. (although that always mystifies me b/c that’s where the real bargains live!)
- The September Shift: Historically, September and October are strong months for closings. Cooler temps, less traffic, and buyers who say, “Let’s do this before another Cape summer slips away.” Truth be told, September is arguably the very BEST month on the Cape.
- Rates Watch: With whispers of easing rates - And hey, if the Fed Chairman would ditch the stupid white hard-hat he was wearing during that viral Fed‑renovation tour and officially signals a rate cut, this fall could really become interesting... FOCUS, POWELL, FOCUS!!
A Local Note
Just last night, I was driving by Ryder’s Cove at sunset - water perfectly calm, sky lit up in bright orange / pink and thought to myself: this is exactly why people fall in love with Cape Cod. And truth be told, that emotional connection is often what drives someone from “just looking” to “let’s buy it.” Real Estate here isn’t just about square footage; it’s about capturing that Cape Cod DNA. (And, please, don’t even compare this to The Hamptons out east on Long Island. We’ll let them keep the paparazzi and velvet ropes while we keep the sunsets and hydrangeas!)
Looking Ahead
This email marks the end of one chapter and the start of another. With Christie’s International Real Estate, I’ll continue bringing you the same local market insights - now with global horsepower and strategic reach. Same Paul, same sophomoric humor, just with a little more polish.
