Dear Cape Friends,
If you’re new here, welcome. If you’ve been with me for a while, welcome back. Each week I share Cape Cod real estate with a side of humor, common sense, and a splash of salt air.
I was watching the Winter Olympics this past weekend and, as always, found myself mesmerized by the downhill skiing. I have an old friend who competed at a high level at UVM (University of Vermont), and I once watched him race in person. It absolutely blew me away - the intensity, the speed, the sheer danger of it all. These athletes aren’t just skiing. They’re launching themselves down a mountain controlling the chaos and containing the noise with laser focus.
Which brings me to Lindsey Vonn (I’m a fan).
Standing in the starting gate, there’s a calm intensity about her. You can almost feel it. (I felt it too - well, sort of - while flipping pancakes on Saturday morning.)
Two minutes later, she’s flying down the mountain at breathtaking speeds, navigating ice, turns, gates and terrain most of us would struggle to walk across in our own driveway. And as we all saw, even the best can catch an edge or push just a bit too hard. Her recent crash - especially with that knee still healing - was a reminder of how razor thin the margin really is.
The race itself is over in a blink.
But here’s what struck me: even including Lindsey’s crash, the outcome isn’t decided in those two minutes.
It’s decided in the months - really years - before that moment. In early mornings. In repetition. In studying the course. In choosing the right line before the clock ever starts. The mindset is measured, focused, structured.
Real estate, believe it or not, works in a similar way.
February on Cape Cod can feel quiet. The beaches are windswept. Route 6 (Cape Cod Highway) is barely civilized. Open house signs aren’t exactly multiplying like hydrangeas in July, or like the line at The Squire on a Saturday nite in the heart of the summer...
It’s easy to assume the “race” hasn’t started yet.
But it has.
For Sellers, this is the training season. The homes that perform best in April and May rarely appear out of nowhere. They’ve been prepared thoughtfully - repairs handled early, paint chosen with intention, pricing mapped carefully instead of emotionally.
For Buyers, February may matter even more. The most successful buyers aren’t waiting for inventory - they’re preparing for it. Financing squared away. Wish lists clarified. Neighborhoods explored when you can actually hear the birds instead of leaf blowers.
Because when the right property hits in the spring market, hesitation costs more than speed.
Spring on Cape Cod is a little like that downhill run. Inventory appears. Decisions compress. Emotions rise.
And the people who navigate it best aren’t the fastest. They’re the most prepared.
Whether you’re thinking about Buying, Selling, or simply wondering where you stand in today’s market, now is the time to study the course and choose your line - calmly, strategically, without noise.
And back to Lindsey Vonn for a final moment. Mindset matters. Even after setbacks, noise, or missed gates, elite athletes regroup, reset, and keep moving down the mountain.
That’s true in skiing –It's true in Real Estate – And it's true in life.
Real Estate isn’t downhill racing - thankfully - but preparation and resilience still win the day.
If you’d ever like to talk it through, I’m always happy to offer perspective.
I won’t be at Chatham Perk this Friday, but I’ll resume my usual Friday morning perch next week. If you happen to stop in before then, enjoy what is - in my completely unbiased opinion - the BEST coffee on Cape Cod.
See you around the elbow (and go Team USA!),
Paul
